New automatic chemical dispenser pumps in front of commercial washer-extractors at a Summerlin senior living laundry

Commercial Laundry Chemical Dispenser Installation at a Summerlin, Las Vegas Senior Living Center

A senior living care center in Summerlin, Las Vegas asked us to install automatic chemical dispensing (detergent, fabric softener and bleach) on the three commercial washer-extractors in its on-premises laundry. We mounted and plumbed a multi-pump dispenser for each machine, wired it to the washer's controls, calibrated every dose with test loads and trained the staff. While on site we also found and repaired a failing door lock on one washer, so all three machines went back into service the same day.

The request: take chemical handling out of the staff's hands

A senior living care center in Summerlin runs its own on-premises laundry: bed linens, towels, resident clothing and kitchen textiles, every day of the week. Staff were measuring detergent, softener and bleach by hand for three commercial washer-extractors. That works until it doesn't: one load gets too much bleach and the linens wear out early, the next gets too little detergent and has to be rewashed, and somebody is pouring concentrated chemicals from heavy jugs several times a shift.

The facility manager asked us to install automatic laundry chemical dispensers on all three machines so every load gets the correct dose with no measuring and no splashing.

Why automatic dispensing matters in senior living and healthcare laundry

  • Consistent results. Each wash formula gets the same detergent, softener and bleach dose every time, so linens come out clean and soft instead of gray, stiff or smelling of chlorine.
  • Hygiene. Properly dosed detergent and bleach at the right point in the cycle supports the facility's infection-control routine for linens used by residents.
  • Staff safety. Concentrated chemicals stay in their containers and are pumped straight to the machine. Fewer open jugs means fewer splashes, spills and skin or eye exposures.
  • Lower cost. Overdosing is the most common waste in a laundry room. Measured doses use less chemical, cut rewash and help linens last longer.
  • Less wear on the washers. Excess detergent and bleach are hard on door gaskets, seals and drain components.

How we installed the dispensers

  1. Site survey. We checked each washer's supply-signal connections, the wall space, chemical storage and the route for the feed lines.
  2. Mounting. Each multi-pump dispenser was mounted on the wall beside its washer, high enough to stay dry and clear of carts, with the pumps lined up for detergent, softener and bleach.
  3. Chemical lines. We ran chemical-resistant feed tubing from the containers to the pumps and from the pumps to each machine's injection point, secured and routed away from hot surfaces and walkways.
  4. Signal wiring. Each dispenser was wired to its washer's controls so the right pump runs at the right step of the cycle: detergent in the wash, bleach where the formula calls for it, softener in the final rinse.
  5. Calibration. We primed every pump, measured actual flow and set the doses for the facility's load sizes and formulas, then ran test loads on all three washers and checked for leaks at every fitting.
  6. Training. We showed the staff how to change containers, prime a pump and spot a problem early.

The washer that wouldn't start: door lock repair

During the installation the staff mentioned that one of the washers sometimes refused to start or stopped mid-cycle with a door lock error. A commercial washer-extractor will not run unless the door lock confirms the door is closed and locked; that interlock is a key safety feature on a machine that spins hundreds of pounds of wet linen at high speed.

Testing showed the lock assembly was failing intermittently. We replaced the door lock, checked the latch alignment and the interlock circuit, and ran several full cycles to confirm the machine locks, runs and unlocks correctly. All three washers left the visit with working dispensers and working locks.

Keeping a dispensing system working

  • Check the containers at the start of each shift; a pump running dry sends loads through with no chemical.
  • Look for white residue or drips at the fittings; small leaks waste chemical and attack surfaces nearby.
  • Pump squeeze tubes wear out over time and should be inspected and replaced on a schedule.
  • Never mix chemicals or pour them into the wrong container; bleach and acid-based products react.
  • If linens suddenly look dingy or smell of chlorine, have the doses rechecked.

Frequently asked questions

Can you add automatic chemical dispensers to our existing commercial washers?

Usually, yes. Most commercial washer-extractors have connections for external dispensing. We mount a multi-pump dispenser for each machine, run the chemical lines, wire the signals and calibrate the doses.

Which chemicals can be dispensed automatically?

Typically detergent, bleach and fabric softener; other products such as sour or stain treatments can be added on extra pumps.

Why won't our commercial washer start with the door closed?

A washer-extractor only starts when the door lock confirms the door is locked. A failing lock, a misaligned latch or a wiring fault in the interlock circuit will stop it; on this job we replaced the lock assembly.

How much is a commercial service call?

A standard commercial call is $100. An emergency call with a technician on site within 2 hours is $300. Repairs are quoted in writing before work starts.
